Brevard County runs seventy miles along the Atlantic, with a barrier island on one side of the Indian River Lagoon and an established mainland on the other. It is a working coast — aerospace, defence, engineering and medicine — rather than a resort economy.

Direct frontage, dune-crossover rights, or an ocean-block street a short walk away — three very different price positions on the same island.

Water depth at the dock, bridge clearance between the property and open water, seawall condition, and how far the nearest inlet is.
Walkability
Whether a village centre, beach access and everyday errands are reachable on foot — true in parts of the island, not across it.
New construction
Builder inventory versus custom on an existing lot — and what current construction standards mean for insurance and running costs.
Larger homesites
Acreage is limited on the island and more available on Merritt Island and the mainland. Setbacks and buffers matter as much as lot size.
Gated communities
Association structure, fees, reserves and architectural control — read before an offer, not after.
Proximity to employment
Which causeway you cross for work changes a daily commute more than distance does. Worth driving at the hour you would actually drive it.
Proximity to airports
Melbourne Orlando International for regional travel, Orlando International for long-haul. If you fly weekly, this decides the shortlist.
