Negotiation & Due Diligence

Representation earns its keep after you find the house.

Finding the property is the visible part of the work. What follows decides what you pay, what you inherit, and what you can do with it later.

PositionWhat the property is worth to this buyer, and what it is worth to the next one.
TermsFinancing, inspection periods, closing date, occupancy and what each concession costs.
InspectionGeneral inspection plus roof, seawall, dock, elevation, wind mitigation and mechanical specialists as the property requires.
DocumentationSurvey, permits, association records, flood and insurance history, and prior work on the house.
ResolutionRepairs, credits or renegotiation — argued from the report, not from sentiment.

Inspections and specialist reviews are performed by licensed third parties. AXIS coordinates and interprets; it does not perform them.
