The island narrows, and the coast quietens.
South of Indialantic the barrier island thins to a few hundred yards and the buildings stop competing with the dune. There is no boardwalk, no tower, and — for long stretches — nothing between A1A and the Atlantic but sea grape and sand.
What remains is a residential coast: single-family houses on both sides of the road, conservation land to the south, and a lagoon behind that is shallow, quiet, and full of birds. Property turns over slowly here, which is much of the appeal.
Water on both sides, all year.
Ocean in the morning, lagoon in the evening, and a short causeway to everything else.
Built for the dune, not the postcard.
Coastal modern beside restored mid-century, with a small amount of new construction on rare infill parcels.
Two shorelines, two entirely different houses.
Ocean frontage buys light, sound, and permanence. River frontage buys usable water, dockage, and sunsets. The right answer depends entirely on how you intend to spend the day.
Frontage type, dockage, clearance, and elevation are property-specific and confirmed per listing.
